Our EICR prices start from £150 for a 1-bed property and increase with property size. We’ll give you a fixed price before we book — no call-out fees, no surprises.

Most EICRs take between 2 and 4 hours depending on the size of the property and the number of circuits. A 2-bed house is typically around 2 hours. You don’t need to be present for the full duration — just access to the property.

C1 means danger present — requires immediate action. C2 means potentially dangerous — remedial work required. C3 is an improvement recommended but not urgent. FI means further investigation is needed. We’ll explain every code in plain English when we hand over the report.

An unsatisfactory result means C1 or C2 observations were found. We’ll explain exactly what needs doing, give you a fixed price for any remedial works and get them resolved — though there’s no obligation to use us for this if you’d prefer another electrician.

Under The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords must have a valid EICR every 5 years and provide a copy to tenants within 28 days. New tenancies require one before the tenancy begins.

There will be brief periods where circuits are switched off for testing — but we’ll manage this to minimise inconvenience. We’ll always let you know before isolating anything.
