When To Book EICR

When Does a Rental Property Need an EICR?

For rental properties in England, electrical installations must generally be inspected at least every five years, or sooner if required. The EICR must be provided to existing tenants within 28 days and new tenants before occupation.

First-Time Landlord EICRs

We inspect and test rental properties needing their first EICR, helping landlords understand the electrical installation's condition.

EICR Renewals

If your EICR is due for renewal, we carry out the required inspection, testing and reporting.

New Tenants

A new EICR is not automatically required when a tenant changes if the existing report is still valid. The report should be provided before the new tenant moves in.

For rented properties covered by the regulations in England, landlords must arrange inspection and testing of the electrical installation by a qualified and competent person at least every five years.

The electrical installation must generally be inspected and tested at least every five years, or sooner where the previous report specifies an earlier inspection date.

An EICR covers the fixed electrical installation, including items such as wiring, socket outlets, light fittings and the consumer unit.

C1 indicates danger is present and C2 indicates a potentially dangerous condition. Where the report identifies C1, C2 or FI, the landlord must arrange the required remedial or investigative work within the applicable timeframe.

No. C3 means improvement is recommended. A C3 observation does not by itself make the EICR unsatisfactory.

Not automatically. If the existing report remains valid and does not require further investigation or remedial work, another inspection is not required solely because the tenant has changed.

Yes. We can arrange access with the landlord, tenant or letting agent and carry out the inspection while the property is occupied, provided we can access the areas and electrical equipment required for the test.

Yes. Where an EICR identifies electrical remedial work, we can explain what needs attention and provide a separate quotation for the required work. For properties covered by the regulations, C1, C2 and FI findings require the landlord to arrange the necessary action within the applicable timeframe.
